Imagine Your Dream Home - We'll Make it a Reality!
Every successful renovation starts somewhere. You may come to us with architectural plans, inspiration photos, material selections, ideas you've collected, or simply a clear sense of what you'd like to change. Wherever you're starting from, our experience helps bridge the gap between your vision and the work required to make it a reality.
We help you work through the practical decisions, coordinate the details, organize the project, and bring the right trades together so construction can move forward with clarity.
You bring the vision. We bring the experience to help build it.
We start by listening. We want to understand what you'd like to accomplish, how you use the space, what isn't working today, and what matters most to you.
We'll walk the project with you, review the ideas, inspiration, or plans you already have, and look at the existing conditions that may affect the work. From there, we can help identify the practical considerations needed to move your project forward.
This is where your ideas begin turning into construction decisions.
We help you work through the materials, fixtures, finishes, and other selections needed for your project, while keeping practical considerations such as installation, compatibility, availability, and the overall scope of work in mind.
The choices remain yours. Our role is to help you understand what works for the project and what is needed to build it.
This is where the many moving pieces of your project come together. Your dedicated project manager coordinates schedules, trades, materials, and day-to-day construction while keeping communication clear throughout the process. When questions or unexpected conditions arise, we work through them with you so informed decisions can be made and the project can keep moving forward.
Ordering, tracking, and coordinating materials can quickly become a project of its own. We help manage the details so you don't have to.
Ordering & Tracking: We coordinate project materials and keep track of orders as they move toward delivery.
Delivery Coordination: We manage the who, what, and when so materials arrive when they're needed for the project.
Receiving & Inspection: Materials are checked upon arrival so issues can be identified before installation.
Returns & Replacements: If something arrives damaged or incorrect, we help coordinate the return, replacement, and resolution.
Renderings & Floor Plans All renderings and floor plans are illustrative tools used to communicate overall concept and direction. They are not architectural drawings, blueprints, or technical documents. Final measurements, structural requirements, and installation details must be verified and confirmed in the field.
Procurement Policy To maintain quality control, ensure material compatibility, and streamline construction, Sprague Construction LLC serves as the exclusive purchasing agent for all items used in the build. This includes all permanent fixtures, plumbing fixtures (toilets, sinks, tubs, faucets), hard‑wired lighting, cabinetry and hardware, tile, flooring, wall coverings, and any specialty materials required for construction. Clients are responsible for selecting the finishes and materials they want; once selections are finalized, Sprague manages ordering, scheduling, and coordination to ensure everything arrives correctly and is ready for installation.
Project Pricing Notes Pricing is based on standard room sizes and typical layouts. If your project includes unique configurations—such as a smaller dining area connected to a living room—we will provide a tailored quote once the layout is reviewed. If your project requires additional planning time or revisions beyond the initial scope, expanded hours can be added as needed. Material and furniture costs are not included in project pricing.
